Broker Opinion of Value
Broker Opinion of Value.
A Broker Opinion of Value is a Nevada licensed real estate broker’s opinion of probable selling price prepared in connection with a prospective brokerage engagement. It is not an appraisal, is not prepared under USPAP and may not be used in place of an appraisal for lending, litigation, tax, estate, financial-reporting or another purpose requiring an appraisal. If you need an appraisal, we will refer you to a Nevada certified appraiser.

A Nevada real estate licensee owes certain duties to every person involved in a transaction, whether or not that person is the licensee’s client. Representing a client creates additional duties and is established through a written brokerage agreement.
Clients receive the Duties Owed by a Nevada Real Estate Licensee form and other disclosures or consents required for the transaction.
Compensation
Compensation.
Brokerage compensation is not set by law and is negotiable. The amount and method of compensation are established in a written brokerage agreement before services begin.
A seller, property owner or another brokerage may offer compensation toward the fee owed under that agreement. Any compensation received from another party will be credited as provided in the brokerage agreement. The agreement will identify any amount for which the client may be responsible.

Market figures, rental rates, vacancy and submarket commentary reflect conditions and available information at the time they are prepared. Sources are believed reliable but are not guaranteed and may not be independently verified.
Property-search results may include properties listed by other brokerages. Availability, size, price and terms should be independently confirmed.

Building area, land area, clear height and other property measurements are approximate unless expressly stated otherwise, and are marked with a plus or minus sign. Information may come from public records, surveys, property owners or other third-party sources and should be independently verified.
Scope of Practice

Priority One Commercial provides commercial brokerage and commercial property-management services for office, industrial, retail, medical and land. We do not list, sell, lease or manage residential or multifamily property. If your property is residential, we will refer you to a brokerage that handles it.
