We represent buyers throughout the Las Vegas Valley, from property search and financial evaluation through negotiation, due diligence and closing.
Independent buyer representation gives you an experienced professional evaluating the property, reviewing comparable sales, negotiating the terms and helping you manage the transaction from your side.
We represent investors and owner-users throughout the valley. Our recommendations are supported by comparable sales, occupancy-cost analysis, operating expenses and current market conditions. When needed, we can also introduce you to experienced lenders, environmental consultants and title professionals.
As your broker we owe you the duties Nevada requires of a licensee representing a client, including loyalty, confidentiality and disclosure. You receive the Duties Owed by a Nevada Real Estate Licensee form before we begin.
Our compensation is established in a written brokerage agreement before services begin. In some transactions, the property owner or listing brokerage may offer compensation toward our fee. Any compensation offered by another party will be credited toward the agreed fee. The agreement will clearly state our compensation and any amount for which the buyer may be responsible.
What You Get
Search to Keys
Establish the location, size, budget and practical requirements of the property.
Identify candidate properties, compare costs and market information, and narrow the search to credible options.
Prepare a clear offer supported by the buyer’s qualifications, transaction terms and available market information.
Manage offers, counteroffers and transaction terms based on the buyer’s objectives.
Coordinate inspections, escrow and due diligence through the recorded purchase.
Exchange rules are federal tax law and are administered through a qualified intermediary. Your CPA and your intermediary set the timeline and confirm what qualifies. We do not. What we do is find and negotiate the replacement property. Talk to your CPA early, and call us before you close.
